The final price depends on how many essential fire safety measures sit on your Fire Safety Schedule.

What our price does and doesn't include
Our price covers the inspection, the defect report and the Annual Fire Safety Statement itself, signed by an accredited practitioner.
Your council may charge its own fee to accept the statement. That one is invoiced to you directly by the council, not by us, and the amount is set by each council rather than by the industry. It is worth knowing it is coming so it does not land as a surprise.
Rectification work is quoted separately. If we find defects, you get a written report and you can use your own contractor or ask us to price the repairs.

Q: What is the fine for not lodging an AFSS?
Penalty notices for late lodgement start at $1,000 in the first week and increase each week — rising to $4,000 per week from week four onwards. Courts can impose fines up to $110,000 under the Environmental Planning and Assessment Act 1979. The cost of an AFSS inspection is a fraction of even one penalty notice.

A: No. The AFSS assessment is an inspection and certification service. If defects are found during the inspection, we provide a detailed defect report so you or your contractor can carry out the repairs. We can also quote separately for rectification work. Once defects are cleared, we re-inspect and issue the AFSS.

A: The AFSS must be lodged every 12 months. Most building owners engage us on an annual basis. Why the cheapest AFSS quote usually costs more
You will find AFSS quotes online well under $300. Before you take one, check what is actually being priced.
A cheap quote usually prices a walk-through, not an assessment. The statement still has to be signed by an accredited practitioner against every measure on your Fire Safety Schedule. If the person inspecting cannot sign it, someone else has to come back and do it properly, and you pay twice.
We got a call from a building in Lidcombe where exactly that had happened. Their existing provider had been doing the inspections for them, but was not FSA accredited to sign off the statement. The inspections had been running, the paperwork could not be completed, and they had to bring us in to inspect and sign the AFSS properly. They paid for the work twice.
The other pattern is the re-inspection fee. A low headline price with a separate charge every time defects need re-checking ends up higher than a firm quote that included it.
