Frequently Asked Questions

  • An AFSS is a legal certificate that confirms all essential fire-safety measures in your building have been inspected, tested and maintained to the required standard. NSW law requires owners of most commercial, industrial and multi-residential buildings to lodge one every 12 months with their local council and Fire & Rescue NSW. Failure to lodge can result in fines or Fire Safety Orders.

  • Only an FPAS-accredited Fire Safety Assessor (or another practitioner recognised under NSW legislation) can inspect, certify and sign your statement. You can verify an assessor’s accreditation on the public FPAS Register.

  • Every 12 months from the date the previous AFSS (or first Fire Safety Certificate) was lodged—unless a new Fire Safety Certificate has since been issued.

  • Councils may issue penalty infringement notices, and Fire & Rescue NSW can serve Fire Safety Orders requiring immediate rectification—both can be costly.

  • We issue the signed AFSS; you lodge it. Your package includes clear instructions and we email you a reminder one week before the deadline.

  • Usually 72 hours’ notice is plenty. For urgent bookings, call 1300 AFSS WS and we’ll do our best to slot you in.
